After the size, site plan and economics of the project have been approved by the Hospital, and the development agreement and land lease have been executed, Pacific performs the following tasks necessary to start construction of the medical buildings:

  1. Direct project architect on the design of the building
  2. Secure all land use permits and approvals
  3. Manage the leasing of suites to physicians
  4. Custom design all tenant suites
  5. Obtain development debt and equity financing
  6. Prepare comprehensive construction documents
  7. Direct contractor on construction of project
  8. Secure building permits

After the building is completed, Pacific coordinates the tenants’ move-in process. Pacific is the general partner of the ownership group and is property manager of the building.

Sound proofing partitions, doors and ceilings are employed to maximize the patient’s privacy. Because Pacific Medical Buildings normally owns the facilities, building quality and durability, low maintenance and the flexibility for hospital remodeling are emphasized.
